Twenty-five miles up Kings Highway from our Port Charlotte base. Delivered and set up free anywhere in DeSoto County, rent-to-own with no credit check.
Arcadia is one of the closest deliveries we make outside Charlotte County — about 25 miles from Port Charlotte, straight up Kings Highway. The whole county is about 25 road miles from Port Charlotte, inside our free delivery and setup zone. That takes in Arcadia itself, the ranchettes off SR-70 and SR-31, Fort Ogden, Nocatee and Lake Suzy.
We're a family-run Weather King dealership (dealer #6851). There's no sales lot: you choose from the price sheet or build it in 3D, Weather King makes it to your order in about 3–5 weeks, and the driver levels it on treated blocks in your yard. DeSoto's five-acre and ten-acre parcels are where the 14-ft-wide barns and the metal buildings go — the county's rules give agricultural land more room, and we'll walk you through that below.
Town lots in Arcadia take a normal backyard shed; the acreage outside town takes anything we sell. Four we deliver here often:
| Size | Style | Base price |
|---|---|---|
| 10x20 | Lofted Barn | $6,675 |
| 12x24 | Lofted Barn | $9,390 |
| 12x24 | Portable Garage | $9,565 |
| 14x32 | 14 ft Utility | $12,765 |
Base building, delivered and set up free within 50 miles of Port Charlotte ($5 per mile past that). Prices are estimates, don't include sales tax or add-ons, and can change without notice. See every style and size →
Permits, setbacks and anchoring are the homeowner's responsibility, but you won't be doing it blind — call or text us and we'll walk you through what your office wants.
Where this comes from: City of Arcadia – Planning & Zoning · City of Arcadia – Zoning Certificate application · City of Arcadia ULDC – accessory structure standards (Art. 5) · DeSoto County – Citizen Self Service permit portal · DeSoto County LDR – accessory and storage buildings (Secs. 20-656, 20-657) · Florida HB 803 (2026). Rules and fees change — confirm with the office before you order.
Yes — all of DeSoto County is inside our 50-mile free delivery and setup zone. The driver levels the building on treated blocks and shims; you need a reasonably flat spot with 4 ft of clearance around it and a path a long truck can use.
Plan on it. Inside the city you get a $65 Zoning Certificate from the city and the building permit from the DeSoto County building department; outside the city it's the county alone. We send the engineer plans and anchor plan the reviewer asks for.
On a residential lot the county caps an accessory building at half the house's floor area. Agricultural districts (A-5, A-10) and land with a bona fide farm use are exempt from that cap, which is where our 14-ft-wide barns and garages up to 14x40 go.
Much of Arcadia near the Peace River is in a flood hazard area. The city and county both want the flood zone shown on your site plan, and the building must be anchored. We can add flood vents at the factory if the reviewer asks for them. The 2026 HB 803 exemption doesn't apply in flood zones.
Pick whatever’s easiest — we answer them all, usually the same day.
