Cape Coral is a big piece of our delivery map — the Burnt Store corridor and the northwest Cape are less than half an hour from us, and the southeast Cape and the Pelican/Yacht Club areas are still well under 50 miles, so delivery and setup are free everywhere in the city. We're a family-run Weather King dealership (dealer #6851) in Port Charlotte with no sales lot; you order from the price sheet or the 3D designer, the building is made for you in about 3–5 weeks, and the driver levels it on treated blocks in your yard.
Two things make the Cape different from everywhere else we deliver. First, the city's posted shed rules cap a residential shed at 200 sq ft, one per lot. Second, a huge share of Cape Coral lots are canal lots in a flood zone, which means flood vents or an elevation certificate. Both are routine — we've built our Cape Coral advice around them below.

Cape Coral runs its own building department, and its DBPR-approved shed guideline (updated January 2026) is one of the most specific in the region. Permits go through the city's online CSS portal under "Shed – New."

The city's posted guidelines say 200 sq ft with the highest eave no more than 14 ft above the ground, and one shed per home site. A 10x20 is exactly 200 sq ft; a 12x16 is 192. Confirm the current rule with the city before you order, because the posted document is a few years old.
If the shed sits in a flood zone — and most canal lots do — yes, unless you submit an elevation certificate showing the floor at base flood elevation plus one foot. We can have it built with flood vents; tell us when you order.
After delivery, the city inspects the anchors against the tie-down plan in your permit. The master anchor plan we send with the building is the plan the inspector is looking at, so have it on hand.
Yes — the whole city is inside 50 miles of Port Charlotte. The driver levels the building on treated blocks and shims. Burrowing owl and gopher tortoise affidavits are part of the city's paperwork, not ours, but we'll remind you.
