About 15 miles up the Tamiami Trail from our Port Charlotte base — North Port's big lots are made for a backyard building. Delivered and set up free, rent-to-own with no credit check.
North Port has more room behind the house than almost anywhere in Southwest Florida — quarter-acre and half-acre lots in the North Port Estates, Warm Mineral Springs, Lake Geraldine, Sumter Boulevard and Toledo Blade neighborhoods — and the canal and greenbelt lots give you a back corner that's begging for a lofted barn. We're a family-run Weather King dealership in Port Charlotte, roughly 15 miles away, so North Port is squarely inside our free delivery and setup zone.
We don't keep a lot. You pick from 23 styles on the price sheet or design your own in 3D, Weather King builds it to your order in about 3–5 weeks, and the driver sets and levels it on treated blocks in your yard. For the unpaved streets in the Estates, tell us about the road and any low wires when you order so the driver comes with the right rig.
North Port's permit checklists are tiered by size, and the simplest one stops at 120 sq ft. If you want the easy version of the paperwork, a 10x12 is the biggest building that fits it; if you want room for a riding mower and a workbench, step up and budget for engineered drawings (which we provide).
| Size | Style | Base price |

North Port is its own city, so permits go through City of North Port Development Services, 4970 City Hall Blvd (941-429-7044, bldginfo@northportfl.gov). The city publishes a checklist for each size band:
There is no size exemption in North Port's adopted building code — a delivered shed of any size needs the permit. The engineered drawings and tie-down details on every checklist are exactly what we send you with the building, so the paperwork is mostly filling in your lot.
Permits, setbacks and anchoring are the homeowner's responsibility, but you won't be doing it blind — call or text us and we'll walk you through what your office wants.
Where this comes from: North Port – shed 120 sq ft or less checklist · North Port – shed 121–200 sq ft checklist · North Port – shed over 200 sq ft checklist · Florida HB 803 (2026). Rules change — confirm with the office before you order.
Anything 120 sq ft or smaller — an 8x12 or a 10x12 — uses the city's shortest checklist: a notarized affidavit, a site plan and the tie-down drawings we give you. Bigger buildings are still fine; they just add engineered drawings (also ours) and a zoning certificate.
Usually yes — but tell us about the road, the driveway and any low wires or gates when you order. The rig can be 75 ft long and over 15 ft tall, and the driver needs 4 ft of clearance around the spot where the building lands.
Same as everywhere we deliver: base buildings run from $2,368 for an 8x8 utility shed to $18,355 for a 14x40 garage, and delivery and setup are free anywhere in North Port. See the full price list.
