Englewood straddles the Charlotte–Sarasota county line, which confuses everyone — including, sometimes, the permit offices. Grove City, Englewood East, Rotonda West, Rotonda Lakes and Placida are in Charlotte County; Englewood proper north of the line, Englewood Isles, Manasota Key's north end and Old Englewood are in Sarasota County. Either way you're about 20 miles from us and well inside the free delivery and setup zone.

No lot — choose from the price sheet or design your building in 3D, and it's built for you in about 3–5 weeks and leveled on treated blocks in your yard. Englewood's fishing and boating crowd tends to want the taller utility sheds for rods, tackle and kayaks; in Rotonda the priority is usually a building that matches the house, which the color card makes easy.

Shed permits in Englewood and Rotonda West

First find out which county your parcel is in (the property appraiser's website will tell you in ten seconds):

Charlotte County side (Rotonda West, Grove City, Englewood East, Placida)

• Permits through Charlotte County Building Construction Services, 18500 Murdock Circle, Port Charlotte (941-743-1200). A permit is required; only a plastic/rubber shed of 68 sq ft or less is exempt.
• 100 sq ft or less is the lightest version (zoning review plus building permit). For our DBPR-approved buildings the county wants the approval number, the manufacturer's tie-down requirements and the finished floor elevation — we supply them. Over 250 sq ft needs a Letter of Compatibility; over 400 sq ft the county says a licensed contractor must be involved.
• Fees on the county page: $90 flat building fee plus surcharge, $22 zoning.
• Rotonda West is deed-restricted. The Rotonda West Association reviews accessory buildings separately from the county — get their approval first.

Sarasota County side (Englewood north of the line, Englewood Isles, Manasota Key north)

• Permits through Sarasota County Planning and Development, with the Venice office at 4000 S. Tamiami Trail (941-861-5000, building@scgov.net). The county's shed packet asks for two sets of drawings, a site plan with setbacks, and a lot drainage plan for any shed over 72 sq ft — which is all of ours.
• Zoning in the residential districts: accessory buildings can't be taller than 20 ft or bigger than half the footprint of the house, and must be the same color as the house.
• Sarasota County has a formal process (an "RES-EXEMPT" request in its Accela portal) for the new 2026 HB 803 exemption — only for jobs under $7,500 with no structural work and not in a flood hazard area. Ask them whether your shed qualifies.

Manasota Key and the lots along Lemon Bay are in flood zones on both sides of the line; expect an elevation question on the application, and ask us about flood vents.

What we give you for the permit

• Engineer-sealed plans for the building you ordered
• The master anchor (tie-down) plan — this is what the reviewer checks against the wind speed for your parcel
• The Weather King DBPR manufacturer approval, when the office asks for it
• A simple sketch template for the site plan (where the shed sits on your lot, distances to the property lines)

Permits, setbacks and anchoring are the homeowner's responsibility, but you won't be doing it blind — call or text us and we'll walk you through what your office wants.
