Sebring is about 75 road miles from Port Charlotte. Delivery and setup are free for the first 50 miles and $5 a mile after that, so figure roughly $125 for delivery — text us the address and we'll give you the exact number before you order. Lake Placid is about 70 miles (roughly $100) and Avon Park about 85 (roughly $175). We'll put the exact figure in writing before you order.

Highlands County is lakes, groves and acreage, and it has very few shed dealers of its own. Shed permits in Highlands County

Unincorporated Highlands County (Sebring area outside the city, Lake Placid area, Lorida, Sun 'n Lake)

• Highlands County Building Department, 501 S. Commerce Avenue, Sebring (863-402-6643, plans@highlandsfl.gov), Mon–Fri 8–5, with online applications through the county's eTRAKiT portal.
• The county's "When is a permit needed?" page lists sheds, carports and other accessory structures as work that requires a permit. No size exemption is published.
• The county's Accessory Structure Checklist asks for two sets of sealed and engineered plans — including the anchoring engineering and product approvals — and a site plan with the setbacks to every property line, elevations and the flood zone. A non-refundable plan-review fee is paid at submission. An elevation certificate is needed only in a special flood hazard area.
• The county has a request form for the 2026 HB 803 exemption (work under $7,500, not structural, not in a flood zone); whether a placed shed counts as structural is the building official's call.
• Residential setbacks (R-1A): front 25 ft, side 7.5 ft, rear 25 ft for the principal building; ask the county what applies to an accessory building in your district.

City of Sebring

• The city issues its own permits: City of Sebring Building Department, 368 S. Commerce Avenue (863-471-5102). Applications are handled by email rather than an online portal.
• R-1 setbacks: front 25 ft, side 7.5 ft, rear 25 ft (or the mean high water line on a lake lot). The city's accessory-structure section sets the rest — ask the department for it when you call.

City of Avon Park

• Avon Park uses the Highlands County Building Department for the building permit; the city's Zoning & Code Compliance office at 110 E. Main Street (863-452-4403) handles zoning. "Storage sheds" are on the city's list of projects that need a permit.
• City code: accessory structures at least 7.5 ft from all property lines, and no larger than 25% of the minimum floor area for the district — on a standard R-1 lot that works out to about 275 sq ft. Confirm with the city.

Town of Lake Placid

• Two steps: zoning approval from the town's Development Services at 1069 U.S. Highway 27 N (863-699-3747, townplanner@mylakeplacid.org), then the building permit from the county office in Sebring.
• Town code, R-1: accessory buildings 5 ft from the side and rear lines, none in the front yard, no closer than 4 ft to the house, no taller than 24 ft; all buildings together cover no more than 30% of the lot.
