Shed permits in south Polk County, Bartow and Fort Meade

Unincorporated Polk County (the ranchettes, Homeland, Bradley Junction)

• Polk County Building Division, 330 W. Church Street, Bartow (863-534-6080, BuildingDivision@polkfl.gov), Mon–Fri 8–5, with online applications through Polk County Citizen Access. Walk-through residential permitting runs mornings.
• "Pre-manufactured storage buildings" are on the county's list of work that needs a permit. The only exemption is a prefab reach-in storage "closet" no more than 5 ft tall, 50 sq ft and 250 cubic ft, with no electric or plumbing.
• Plans: a manufactured building with state-approved (DBPR) plans skips plan examination except for the foundation and anchoring — the county's guide says to submit the "DBPR Approved Construction Plans when applicable." That's our packet.
• Fees (county resolution in effect since 2017): $85 minimum residential building permit, plus a plan-review fee of $55 or 25% of the permit fee, whichever is greater.
• Placement: accessory structures in the side or rear yard meeting the setbacks — on A/RR (agricultural/rural) land 10 ft from the side and rear lines; on RL-1 lots 5 ft side and 10 ft rear. A bona fide farm building may sit in any yard, and on five-acre-plus A/RR parcels an accessory building can be up to 150% of the house without a variance.

City of Bartow

• The city runs its own Building Department (863-534-0157, cking.building@cityofbartow.net) at City Hall, 450 N. Wilson Avenue. "Accessory buildings (i.e., storage sheds, playhouses, etc.)" are on its list of projects that need a permit, and the city says every accessory structure must meet the Florida Building Code. It requires a Florida Product Approval number for prefab carports — expect the same ask for a prefab shed, which our paperwork covers.
• Fees: $42 for a job under $1,000; $42 for the first $1,000 plus $5 per additional $1,000; plan review at 50% of the permit fee; plus small archive, education and inspection fees.
• Placement: no accessory structure between the house and the road. Ask the department for the side and rear setbacks in your district.

City of Fort Meade

• The city's land development code puts accessory buildings at least 5 ft from any lot line; district setbacks for the house run 20–30 ft front and rear. Call City Hall (863-285-1100) to confirm whether the city or Polk County issues the building permit for your address — the city's web pages were unreachable when we checked.

• The Weather King DBPR manufacturer approval, when the office asks for it
• A simple sketch template for the site plan (where the shed sits on your lot, distances to the property lines)
