• Building Division, 101 12th Street West (941-932-9414), Mon–Thu 7:30–4:30 and Fri 7:30–3:30, through the city's Accela portal.
• 120 sq ft or less "installed with wood floors, skids, or tie downs without concrete flooring" needs no building or use permit. Bigger than that, or with a wall taller than 10 ft, needs a permit and has to match the house's style, materials and colors.
• Size and count: storage buildings, greenhouses and utility sheds not over 200 sq ft each, two per residence; one detached garage or carport up to 850 sq ft.
• Placement: not in the front yard, and at least 5 ft from any side or rear property line.
• Fee (city schedule effective July 1, 2026): a flat $480 for a one- or two-family accessory structure under 600 sq ft, plus state surcharges. A flood management permit is $210 if you're in a flood zone.

Unincorporated Manatee County (Oneco, Samoset, Bayshore Gardens, Ellenton, Myakka City)

• The county's fee schedule has its own line for a prefabricated utility shed: $91 plus a 2.5% state surcharge, so plan on a permit; other accessory structures are $0.33 per sq ft. Call Permitting to confirm what your size needs.
• Setbacks: sheds of 120 sq ft or less and no more than 8 ft tall are exempt from the rear and side setbacks (but never in a drainage or utility easement). Bigger sheds meet the district's setbacks. Nothing goes in the front yard, an easement or a sight triangle.
• Size: all the storage buildings on a single-family lot together can't exceed 400 sq ft.
