Parrish is about 65 road miles from Port Charlotte. Delivery and setup are free for the first 50 miles and $5 a mile after that, so figure roughly $75 for delivery — text us the address and we'll give you the exact number before you order. Ellenton and Palmetto are a few miles closer, so figure about $60 for those.

Parrish has both kinds of lots: the new subdivisions off Moccasin Wallow Road and US-301, where the review board has a say, and the acreage off Erie Road and Rutland Road where nobody does. We're a family-run Weather King dealership (dealer #6851) with no display lot — choose from the price sheet or design it in 3D, and about 3–5 weeks later the driver sets it on treated blocks and levels it. The acreage is where the 12-ft-wide garages and 14-ft-wide barns go.

Parrish and Ellenton (unincorporated Manatee County)

• Manatee County Development Services – Permitting, 9000 Town Center Parkway, Lakewood Ranch (941-748-4501 x3800, permitting@mymanatee.org), through the county's Accela portal.
• The county's fee schedule lists a prefabricated utility shed permit at $91 plus a 2.5% surcharge; other accessory structures are $0.33 per sq ft. Plan on a permit and confirm with Permitting for your size.
• Setbacks: sheds of 120 sq ft or less and no more than 8 ft tall are exempt from the rear and side setbacks (never in a drainage or utility easement); larger sheds meet the district's setbacks. Nothing in the front yard, an easement or a sight triangle.
• Size: the storage buildings on a single-family lot together can't exceed 400 sq ft. Agricultural parcels are a different conversation — ask Permitting.

City of Palmetto

• Palmetto Building Department, 941-721-2166, with online applications through the city's "Access my Gov" portal. The city's page says a permit is required "for other minor construction projects such as storage sheds," and to call if you're not sure.
• Placement: not in the front yard; at least 3 ft from a side or corner lot line and 5 ft from the rear line; no taller than 15 ft; all accessory structures together limited to 40% of the lot coverage.
• Portable buildings (no permanent foundation — that's ours): only one per lot, anchored in a method the building department approves, and not inside a waterfront setback.
• Palmetto's fee schedule and flood pages were unreachable when we checked — the department will quote the fee by phone.

• The master anchor (tie-down) plan — this is what the reviewer checks against the wind speed for your parcel
• The Weather King DBPR manufacturer approval, when the office asks for it
• A simple sketch template for the site plan (where the shed sits on your lot, distances to the property lines)
