This is home. Yoder Storage Barns is based right here in Port Charlotte — every building we sell is delivered and set up free anywhere in town.
Most shed companies that show up when you search Port Charlotte are lots in Arcadia, Tampa or Lecanto that put our town's name on a web page. We live here. Yoder Storage Barns is a family-run Weather King dealership (dealer #6851) based in Port Charlotte, and Murdock, Deep Creek, Harbour Heights, Gulf Cove, El Jobean and the Midway/Kings Highway neighborhoods are the shortest deliveries we make.
We don't run a display lot — and that's on purpose. Nothing sits in a field gathering mildew waiting for a buyer. You pick a style from the price sheet or design your own in 3D, Weather King builds it to your size, doors and colors, and about 3–5 weeks later the truck backs it into your yard, levels it on treated blocks, and leaves. If you want to see one in person first, just say so — we’d love to give you a tour of the shop, where you can see different styles out in the yard waiting to get painted, roofed and delivered.
Charlotte County's shed rules have size breakpoints that are worth knowing before you pick. Under 100 sq ft is the simplest permit; over 250 sq ft adds a compatibility letter (and a flood survey if you're in a flood zone); over 400 sq ft the county's shed page says a licensed contractor has to be on the permit. These sizes sit comfortably inside those lines:
| Size | Style | Base price |
|---|---|---|
| 8x12 (96 sq ft) | Utility Shed | $3,435 |
| 10x16 (160 sq ft) | Lofted Barn | $5,375 |
| 12x20 (240 sq ft) | Side Lofted Barn | $8,235 |
| 12x32 (384 sq ft) | Portable Garage | $11,765 |

Port Charlotte is unincorporated, so permits go through Charlotte County Building Construction Services at 18500 Murdock Circle (941-743-1200; zoning questions 941-743-1964). The county's residential shed page spells it out:
Placement on a typical single-family (RSF) lot: the shed sits behind the front edge of the house, 10 ft off the rear line, the same side setback as the house, and 20 ft from any waterway — which matters on the canal lots in Gulf Cove, Harbour Heights and along the Peace River. Metal buildings are capped at 600 sq ft.
Deed-restricted communities are a separate check: Rotonda West, Deep Creek Section 20 and most HOAs have their own rules on accessory buildings, colors and placement. Call them before you order, not after.
Permits, setbacks and anchoring are the homeowner's responsibility, but you won't be doing it blind — call or text us and we'll walk you through what your office wants.
Where this comes from: Charlotte County – Residential Shed permits · Charlotte County zoning – accessory structures · Florida HB 803 (2026). Rules change — confirm with the office before you order.
Not a display lot — we sell from the price sheet and the 3D designer and deliver straight to your yard, which is part of why our prices are where they are. But we’d love to give you a tour of the shop: you can see different styles out in the yard waiting to get painted, roofed and delivered. Just ask and we’ll set up a time.
Every building is built to order, so figure about 3–5 weeks from the day you order to the day it's set in your yard. Nothing is in stock and nothing is used.
Yes, for anything bigger than a 68 sq ft plastic shed — Charlotte County requires a building permit. We send you the engineer plans and anchor plan the county asks for. The 2026 state law (HB 803) may exempt small jobs under $7,500 outside flood zones, but only the county can tell you whether your shed qualifies.
Yes — 36, 48 or 60 months, no credit check, and no penalty for paying it off early. You start with a deposit plus the first month's payment. Rent-to-own details →
